What is Nyumba

A global, fund-free rent-management app for landlords and agencies. Nyumba coordinates rent — it never holds your money.

Getting started

Sign in, choose your role, set your payout details, then add your properties and tenants.

Properties & units

Add properties, then units with rent, deposit and a payment reference (the tenant's account number).

Tenants

Add tenants to units, see who has paid this month, and invite them to their own portal.

Move-in payments

A new tenant's first payment (rent + deposit + one-time fee) is split cleanly, with an itemized receipt.

Import & export

Bulk-add a whole rent roll from CSV, Excel or PDF, and export your portfolio the same way.

Collecting rent

Tenants pay you directly. Confirm payments manually, or let Nyumba auto-match them.

Payment auto-match

Connect your own payment account so rent is matched to the unit and recorded automatically — M-Pesa in Kenya, Flutterwave or Paystack across Africa, or manual bank references anywhere. Nyumba never holds the money.

Manual matching

Works everywhere: tenants use their unit number as the payment reference and you record it.

Receipts

Every confirmed payment gets an itemized PDF receipt with your tax PIN and pay instructions.

Utilities & bills

Add water, electricity and other charges per unit; they're billed on top of rent.

Deposits

A deposit register with move-in/out condition logs and an itemized exit statement.

Arrears & collections

Aged arrears, one-tap reminders, promise-to-pay tracking and a documented notice trail.

Rental income tax

Estimate the tax you owe by country (KRA MRI and equivalents) and keep a record of filed returns.

Tenant portal

Tenants see their rent, pay instructions, history and a rent-reputation certificate.

Owner portal & statements

Agencies keep their landlord-clients in the loop with collections, commission, net-due and downloadable statements.

Property Manager portal
